Richardson sits directly north of Dallas and runs across the county line into Collin County. Much of its older housing, in neighborhoods such as Richardson Heights, is one-story ranch homes, many with a mid-century look, while the northern part of the city filled in later with larger, newer houses. That mix means two very different kinds of remodel within a few miles of each other.

Ranch homes are well suited to remodeling. Because everything is on one level, kitchens, living rooms and bedrooms can often be reorganized without stairs or a second floor to work around, and the long, low rooflines can allow vaulted ceilings where the framing permits. Frequently Asked Questions
My Richardson home is in Collin County. Do the rules change?
The building rules do not. Richardson issues permits and inspects work across the whole city, on both sides of the county line. The county mainly decides which appraisal district values your home, so the remodel is planned the same way either way.
Can a ranch house get a second story?
Sometimes. It depends on whether the existing foundation and walls can carry the new load, what the city’s height and setback rules allow, and how the addition would look from the street. An engineer’s review comes first, and if a second floor does not work, a ground-level addition at the back often can.
Will opening up my ranch house affect heating and cooling?
It can, which is why we plan for it from the start. Removing walls changes how air moves, the original ductwork in the attic was laid out for the old floor plan, and larger windows bring in more summer heat. We reroute and resize the ducts as needed, improve attic insulation where it falls short and choose windows with the Texas sun in mind.
