One County, Many Building Departments
Dallas County is home to our Texas office, at 5301 Alpha Rd. #80, Dallas, TX 75240, and to many separate cities and towns. That matters for a remodel, because the permit, the inspections and any zoning question go to the city where your home sits, not to the county. A kitchen in Irving, an addition in Mesquite and a new house in Highland Park each go through a different building department, with its own forms, fees and review times.

Highland Park: Established Homes and Their Own Rules
Highland Park is a small, separate town that, together with neighboring University Park, is surrounded by the city of Dallas; locals call the pair the Park Cities. Its streets are lined with established homes, many of them valued for their architecture, so projects here tend to be careful renovations, additions or full rebuilds rather than quick cosmetic updates.
The town handles its own building permits and inspections and applies its own standards to lots and exteriors. On projects like these, the design phase does most of the heavy lifting: measured drawings of the existing house, a plan that respects its character and an engineer’s review wherever walls or rooflines change. Addison and Farmers Branch, a Few Minutes From Our Office
Addison and Farmers Branch are both a short drive from our office, which makes them some of the easiest places for our team to reach. Addison is compact, with townhomes and condos sharing the map with single-family streets, so interior remodels, kitchens and bathrooms are natural fits there, along with outdoor living on smaller lots. In Farmers Branch, many neighborhoods are made up of single-story ranch homes that have stood for decades and are ready for a new kitchen, a remodeled bathroom, an opened-up floor plan or a room added at the back.
Each town has its own building department, so permits are filed with Addison or Farmers Branch directly. The process is the same in both: a consultation about the house, plans drawn for that town’s code, and construction by our in-house teams. Where the County Line and the City Line Do Not Match
Several cities here cross county lines. Parts of Dallas reach into Collin, Denton, Kaufman and Rockwall counties, Richardson continues north into Collin County, and a small piece of Mesquite lies in Kaufman County. For your project the city is what counts: its permit office, its inspectors and its zoning apply wherever the county line falls. Do you build ADUs and garage conversions in Dallas County?
Yes, where the city’s zoning allows them. Rules for backyard units and converted garages are largely set city by city in Texas, so they can differ even between neighbors such as Dallas and Highland Park.
