Building and remodeling on the Newport Beach coast

We have built a new home in Newport Beach and remodeled a kitchen here, and every project is run from our Irvine headquarters, a short drive inland. The city asks different things of a builder depending on where you are: the harbor islands such as Balboa Island and Lido Isle, the Balboa Peninsula, established neighborhoods like Newport Heights, Dover Shores and Eastbluff, the village and bluffs of Corona del Mar, or the hillside communities of Newport Coast.

What most Newport Beach projects share is the coast itself: permits that may involve coastal review, height and view rules, tight lots and salt air. Arch by DYM plans around those from the first drawing, and our in-house teams build to them.

New Construction

Coastal permits, height limits and tight lots

Large parts of Newport Beach fall inside the California Coastal Zone, and the city reviews coastal development permits under its own Local Coastal Program. Whether your project needs one depends on where the house sits and how much of it changes, so we check that before the design is fixed rather than after. Height and view rules also differ from one part of the city to another, which affects second stories, roof decks and additions.

On the islands and the peninsula, lots are often narrow and served by alleys, with little room to stage materials or park trucks. We plan deliveries and work areas around that and keep the neighbors’ access clear. Close to the water, salt air shortens the life of ordinary fasteners, hardware and exterior finishes, so we specify corrosion-resistant materials for anything exposed to the weather.

Corona del Mar and Newport Coast

Corona del Mar mixes older cottages near the village with homes on the bluffs and hillsides above, in neighborhoods such as Shore Cliffs, Cameo Shores, Harbor View Hills and Spyglass Hill. Owners there weigh everything from updating a small older house to a whole-house remodel or a complete rebuild, and the bluff and hillside lots bring grading, drainage and foundation questions into the design.

Newport Coast is newer and built on hillsides, mostly within communities that have their own association review. Projects there are often interior updates, outdoor living and additions that have to fit the community’s design guidelines. Our team has completed hillside projects elsewhere on the coast, including in Laguna Beach, and plans slopes and site access the same way here.

Kitchen remodel in Newport Beach

Newport Beach work we have published

Our Newport Beach new construction project is a modern two-story home designed around its views and indoor-outdoor living. Custom-made windows fill it with natural light, and the lower floor opens into one large space that holds the living area and the kitchen. We have also completed a Newport Beach kitchen remodel, and both projects were built by our own teams. Photos of both appear in the gallery further down this page. On a coastal lot, the views that shaped the new home are also what height and view rules protect, so we raise those questions first.

If your project is more specific, our Newport Beach service pages go into detail on ADUs, garage conversions and complete home remodeling, including how the coastal rules affect each one.

From the first site visit in Newport Beach to the final inspection

We begin by visiting the property and listening to what you want, then check the coastal, height and association questions that apply to that address. Arch by DYM draws the plans, we prepare the permit submittals, and our in-house teams build. Because our construction department deliberately keeps its workload small, each project gets close attention from demolition to the final walkthrough.

Frequently Asked Questions

Does my Newport Beach project need a coastal development permit?

It depends on the location and the scope. Many Newport Beach properties are inside the Coastal Zone, where additions, rebuilds and some major remodels can require a coastal development permit from the city, while smaller interior work often does not. We review your address and scope early so the design can account for it.

Projects here are run from our Irvine headquarters at 2372 Morse Ave. #987, Irvine, CA 92614. It is close enough for regular site visits and meetings with the city’s planning and building staff.

By choosing for it from the start: corrosion-resistant fasteners and hardware, exterior finishes and window systems suited to a marine setting, and careful flashing and sealing around every opening. Attention to these details at the design stage is what helps a house near the water hold up over time.

Yes, we take projects across the city, and an alley-served lot simply calls for a different plan. With little room for materials, dumpsters and vehicles, we schedule deliveries around the street and alley access and keep the work area contained. The design also has to make the most of the lot within the setback and height rules.

Yes. Many Newport Coast homes sit in communities with their own architectural review, so exterior changes, additions and outdoor living projects need association approval as well as a city permit. Our drawings and material samples go to the association and the city together, and hillside items such as drainage are planned from the start.
