Adding an ADU to an Irvine property
Many Irvine homes sit on planned-community lots with defined side and rear yards, an attached garage and an association that has a say on how the outside of the house looks. In Lake Forest, east of Irvine, we built a modern ADU with a roomy kitchen and a bathroom, designed to work either as a rental or as a comfortable place for guests. In Anaheim, our new-build ADU case study follows an empty backyard becoming a unit of nearly 700 square feet with two bedrooms, two bathrooms and a full kitchen rather than a kitchenette. A second Anaheim ADU pairs one well-sized bedroom with a full kitchen and island and a bathroom with a tub.

Can my Irvine HOA stop me from building an ADU?
Generally not outright. California law limits an association’s power to prohibit an ADU on a single-family lot, but it can still apply reasonable rules on design, placement and appearance, and the rules differ for condominiums and townhomes. We prepare drawings that follow your association’s guidelines and submit them alongside the City of Irvine permit application, and we track both reviews together.
Detached, attached or garage conversion: which ADU fits my lot?
It depends on the depth of the yard, the setbacks, where the utilities run and how you plan to use the unit. A detached ADU gives the most privacy, an attached one shares a wall and often shorter utility runs, and a garage conversion reuses a structure you already have. Who prepares the plans and handles the city permit?
The ADU is drawn by Arch by DYM, the design studio that works alongside our builders. Our team then puts together the permit set for the City of Irvine, answers the plan check comments and schedules the inspections, and our own crews build the unit.
