Can seismic upgrades be part of a complete remodel?
Yes, and a whole-house remodel is the easiest time to do them. Many older Westside houses were built long before current seismic standards, and with floors and walls open, a structural engineer can review how the house is anchored to its foundation and braced, then specify what it needs. We coordinate that engineering and build the upgrades into the same permit and construction sequence.
Can you keep the character of an older Santa Monica home?
Yes, and often that is the point. We decide with you which features are worth keeping, such as original windows, rooflines or built-ins, and design new kitchens, bathrooms and open spaces that sit comfortably alongside them. Our Studio City mid-century remodel is a good example of that balance.
Does a whole-house remodel in Santa Monica involve design review?
It can, if the exterior is changing. The zone and any historic status of the house or its district decide it, and parcels inside the Coastal Zone can need coastal review too. Interior-only remodels usually avoid both. We find out early which reviews your address triggers and prepare the materials each one needs.
