A county of many cities, served by one design-build team

Los Angeles County is not one building market. It is dozens of separate cities, the many neighborhoods of the City of Los Angeles and a patchwork of unincorporated areas, each with its own permit counter and zoning code. A remodel on a Manhattan Beach alley lot, a Venice bungalow and a hillside house above the Valley rarely follow the same path.

We run all of it from our Los Angeles office, at 611 Wilshire Blvd. Ste 900, Los Angeles, CA 90017. Plans come from Arch by DYM, our sister design firm, and DYM crews carry out the construction, which keeps the designers and the builders on the same team. Below, the cities we serve are grouped by area, with links to finished DYM work where we have it. Orange County is covered by our Irvine headquarters instead: see Orange County.

The Final Result

South Bay, the Palos Verdes Peninsula and Long Beach

Several of our county projects sit in the South Bay. In Manhattan Beach we finished a bathroom remodel, and in Torrance a home addition for a family that had outgrown its kitchen. Our Los Angeles office also serves Hermosa Beach, and clients from Hermosa Beach and Redondo Beach appear in our video testimonials. Each beach city has its own building department, and lots near the sand can fall inside the coastal zone, which may add a coastal review to plan check.

Rancho Palos Verdes has an Arch by DYM interior design project, and Rolling Hills Estates, on the peninsula’s north side, is a largely residential city with horse trails and an equestrian character residents work to keep. To the east, Long Beach has its own page and its own building department, and Signal Hill has a kitchen remodel of ours.

New Construction

The City of Los Angeles and the Westside

Venice, Westchester, San Pedro, Downtown, Studio City, Tarzana and Encino all belong to the City of Los Angeles, so their permits go through the Los Angeles Department of Building and Safety (LADBS), and hillside lots add the city’s own rules on size and grading. Our city work includes a condo renovation inside a historic former bank building Downtown, which David from our team walks through on the blog, and an Arch by DYM interior design in San Pedro.

The Westside cities are separate jurisdictions. In Culver City we built a two-level contemporary home whose kitchen opens to the garden, and Santa Monica has its own page. Beverly Hills runs its own plan review too. Its streets mix Spanish Revival, Mediterranean, mid-century modern and contemporary houses, from the Flats north to Trousdale Estates, and a good remodel there starts by respecting the style of the house.

New Construction

The San Fernando Valley, the foothills and the east county

In Studio City we completed a full remodel that opened up a mid-century house and brought in light without losing its character, and in Tarzana a bathroom remodel. Encino, between them, is known for upscale homes on established residential streets. Burbank, a city of its own, has a custom-built new home of ours with a galley kitchen and waterfall quartz counters, and Glendale, next door, has one of our interior design projects.

Farther west, Calabasas has an Arch by DYM interior design, and in Westlake Village, a small planned city at the foot of the Santa Monica Mountains, many neighborhoods follow homeowner association design rules, so a project may need association approval as well as a permit. To the east, Pasadena runs its own permit process and has historic districts with their own design review, and Diamond Bar has another Arch design project.

Not sure who reviews plans for your address? We start there

Before design begins, we confirm which jurisdiction your property falls under: the City of Los Angeles, one of the county’s separate cities, or an unincorporated area handled by the county. We also check whether coastal, hillside or association rules apply. That answer shapes the drawings, the review and what can be built, so it comes first. Arch by DYM then prepares the plans and our crews build from them.

Frequently Asked Questions

Which office runs DYM projects in Los Angeles County?

Our Los Angeles office, for the City of Los Angeles and the rest of the county alike. Orange County projects are run from our Irvine headquarters and Texas projects from our Dallas office. The phone number and quote form on this page reach all of them.

No. Neighborhoods inside the City of Los Angeles go through LADBS. Cities such as Santa Monica, Beverly Hills, Pasadena, Torrance, Burbank and Long Beach run their own building departments, and unincorporated areas are handled by the county. Coastal and hillside lots can add review on top of the permit.

No. Every project is built by our own in-house teams. The construction side is deliberately small: four dedicated crews who have worked with founders David and Jade for years, and a limit on how many builds run at once so each gets close attention.

In most cases, yes. Our Los Angeles office serves many communities beyond the city pages, among them Beverly Hills, Encino, Glendale, Calabasas, Rolling Hills Estates, Westlake Village, Signal Hill, Carson, Downey and West Hollywood. Send your address and we will confirm.
