Hi everyone, this is Jade from DYM Builders Group. Today, I’m walking you through our latest home remodel in Irvine, CA. This is a five bedroom, three and a half bath home, almost 2,700 square feet.Â

The Challenge
The foundation of the house was strong but felt old and closed in. Here are the issues we found:
- A wall separated the dining and living room.
- The kitchen and bathrooms looked outdated.
- The upstairs railing was too low.
- The electrical and plumbing systems needed work.

Step 1: Structural and Essential Upgrades
Before focusing on design, we handled the important systems.
We:
- Redid most of the electrical

- Upgraded the stair railing to meet the 42-inch code height
The previous railing was only 36 inches high. We replaced it properly but kept the original wood tone to preserve some character.
Step 2: Creating an Open Floor Plan
One major change made a huge impact.
A wall separated the dining and living room. It made the space feel small and closed. We removed the wall and added support. Then we built a neat post with an LED strip. Now, the living, dining, and kitchen rooms feel open and bright.
We also created extra usable space under the stairs. That area now works well as a desk area, small office corner, or open storage.
Step 3: Completely Remodeled Kitchen
The kitchen is always the heart of the home. So, it must look clean and timeless.
We designed a kitchen with:

Master Bedroom and Bathroom Remodel
Upstairs, the master suite is the largest room in the house.
We opened up the old shower enclosure and created:
- Large walk-in shower
- Double sink vanity
- Separate toilet area
- Built-in closet storage
This master bedroom and bathroom remodel made the space feel larger and more modern.
Additional Bedrooms
There are three more bedrooms upstairs.
We added:
- New closet doors
- LED recessed lighting
- Updated finishes
Each room now feels bright and fresh.
Step 6: Bathroom Design Strategy
One important decision: we kept one bathtub. In this house, only one bathroom includes a tub. We always recommend keeping at least one tub for resale value. Many families still want it.
All bathrooms use similar elements:
